The Keystone of Digital Construction

We offer a unique approach to design assist. Though we offer traditional design assist services to Engineers and MEP Subcontractors to meet contractual needs, we also offer something new to the Mid Atlantic Market. We offer Design Assist direct to the Owners, General Contractors and Construction Managers. This allows us to offer subcontractor level expertise to the end user without premature commitment to an MEP subcontractor. The market as it stands asks both the Engineer and the MEP contractors to do VDC work for different purposes. This arrangement asks both parties to produce high level VDC work for different purposes. Engineers do not specialize in fabrication level VDC which creates delays when MEP has to recreate the model to meet fabrication standards. MEP Contractors primary concern is to then produce a model that is "good enough" yet able to be fabricated. This results in a model that is able to be fabricated, but not sufficient for digital twin or data model integration with facility management. We bridge the gap as the keystone that serves the project holistically. 

 

Due to our unique experience we are able to offer constructable fabrication ready models to the MEP contractor at project turnover without the need for weeks or months of fabrication quality model development after turnover by the MEP contractor. We take care of this process in tandem with the engineer with an emphasis on quality and speeding up the MEP Contractors mobilization. Our unique experience allows us to give the MEP subcontractors the deliverables they need, but struggle to produce in the time given.

 

This serves the engineer in reducing RFIs, providing MEP Value Engineering input prior to engaging the MEP Subcontractor, and reducing constructability issues not normally identified until coordination. It serves the MEP contractor in providing a fabrication ready model on day one without the need to rebuild and/or convert the model for fabrication. This speeds up mobilization and submittal processes significantly, which in turn benefits the Owner and General Contractor/Construction Manager. Upon receipt of the fabrication model from Keystone Virtual, all that remains for the MEP subcontractor is to swap placeholder specialty elements with approved submitted elements before coordination signoff. This also serves the owner as a higher quality model is then available at project close, in less time, with less model errors.

 

We have found that this approach saves valuable time in project mobilization for all parties involved. Since the models are of a significantly higher quality, this also paves the way for the implementation of digital twin services to support the emerging needs of facility management in the post construction phase. Time is the most valuable resource in todays market and this approach is designed to increase quality while saving time.
